Moving into 10 Bay
Below you can find answers to key questions about moving into McMaster University’s 10 Bay Residence.
Arriving by car
If you’re arriving by car, you’ll park in the parking lot at your assigned time slot. From there, you’ll receive your keys, and be directed to move your car to an appropriate slot in order to best facilitate the move-in process.
Arriving by taxi or transit
If you’re arriving at 10 Bay Residence via transit, taxi or on foot, please proceed to the main lobby to check in at the main service desk. Our staff will provide you with additional guidance on how to handle your luggage and navigate the move-in process.
As part of your Move-In package, you will receive a letter from Jason Bianchi, 10 Bay’s General Manager, introducing himself and welcoming you to 10 Bay. Attached to this letter will be a checklist of your unit’s spaces and appliances to fill out and return to 10 Bay’s Service Desk within 7 days; this will be used to address issues and arrange repairs/replacement if needed.
Living at 10 Bay
Below you can find answers to key questions that you may have regarding living, working and thriving in McMaster University’s 10 Bay Residence.
If you wish to have a guest visit for longer than consecutive three days (72 hours), please inform your Residence Life Area Coordinator at krbavacj@mcmaster.ca. McMaster University reserves the right to limit the number of guests permitted to stay with you and the duration of visits. The units/services are not designed to accommodate additional people on a regular or longer-term basis.
If a tenant is found to be in breach of these provisions, McMaster University reserves the right to take such action as it deems appropriate in the circumstances, including but not limited to, immediately terminating the residence contract, and evicting the tenant.
Residents are responsible for any guest’s behaviour and any financial consequences of a guest’s actions. Residents must ensure that guests abide by the policies, rules, regulations, and terms contained in the lease agreement.
Any person found in residence who is not a guest of a resident or who cannot give a satisfactory explanation for their presence must be reported immediately to the 10 Bay Service Desk, Residence Life Area Coordinator or to Security Services at 905-525-9140 ext. 24281 or 905-522-4135
Salespersons, canvassers, and agents are not allowed in residence, nor may a business be operated in residence. The Residence Life Area Coordinator or 10 Bay Service Desk should be notified of any such activity immediately.
Bedrooms can be locked individually. Bedroom doors can unlock automatically upon opening from the inside, or stay locked upon closing.
To lock your door:
On the inside of your bedroom door, press the button on the door handle inward. You will hear a “click,” and the button will remain recessed. When the door is closed, the door will be locked.
To unlock your door:
To unlock your door while it is locked, turn the handle from the inside. The button on the handle will release outward. The door will no longer lock when closed. When the button’s indicator is vertical ( | ), the door will unlock upon turning the handle on the inside.
To continue to lock your door:
To have your door lock every time you close it, push the button into the door (it will “click” and remain recessed), and then turn the button clockwise so that the indicator is horizontal (—). The door will no longer unlock when it is opened from the inside.
To disengage this, rotate the button counter-clockwise (so that the indicator is vertical), and then turn the door handle to release the lock.
On the inside of your unit, the there is a button labelled with a 🔒 or padlock icon.
- Pressing that button once will flash the LED red. The door will be unable to be opened from the outside. The button cannot be pressed unless the door is closed.
- Pressing the button again, or opening the door from the inside will flash the LED green. The door will no longer lock when closed.
Any modifications to the units are prohibited. This includes:
- Removing any furniture from the unit. All furniture must be kept the unit
- Anything mounted on walls, such as televisions, shelving, drywall anchors, etc
- Anything that modifies electrical wiring or plumbing piping systems, including bidets or other appliances that may require installation, plumbing or electrician services
Residents may be charged for any modifications to their unit. Please feel free to ask the Service Desk if you have any questions.
Residents can pick up a key to their mailbox at the Service Desk on the ground floor.

Residents at 10 Bay Residence will use their room key to access amenities in the building. During operating hours, press your card against a reader near the door in order to unlock the door.

If your card does not open doors as expected, please bring this to the attention of the Service Desk.
Linens for beds are not provided at 10 Bay Residence.
Residents are responsible for the cleanliness of their own units; 10 Bay Residence does not provide a separate cleaning/housekeeping service.
This includes garbage removal; garbage, cardboard and recyclables are placed in the garbage rooms on each floor. In each room, there are bins to separate the above items; if the bins are full, please call the Service Desk so they can arrange a removal.

Tenants are not eligible to claim the full amount of their rent paid on their tax forms. Tenants can claim the specified amount on the form eligible as “Student Residence”. Therefore, the amount that can be claimed for income tax purposes is $25 and not the full amount of residence fees paid. We do not issue a tax receipt for residence fees.

Fitness Centre
The Fitness Centre is available for use by all residents. Located on the Ground Floor, at the far end of the lobby, this space boasts state-of-the-art equipment, including Peloton bikes.
The serene yoga studio is located on Floor 6 for your relaxation and wellness needs.

Laundry Room
The spacious laundry room is conveniently located on the second floor of 10 Bay.
- Residents can use their phones to pay for laundry via the Coinamatic CP Mobile app.
- Residents are also able to add value to their cards via the machine in the Laundry Room, or via SmartLaundry.ca.
Arcade Room
Discover endless fun in our Arcade Room! Located on the first floor at the far end of the main lobby it includes pinball machines, a pool table, and more. Come check it out to destress and meet new people!

The Senator’s Lounge is located on the ground floor of 10 Bay Residence, and is available for general use or booking. With excellent sunlight and large windows, the Sentor’s Lounge makes a lasting impression. You can find creative spaces on Floor 5, as well as study rooms on Floors 7 and 9. Our study rooms are perfect for getting some quiet work done, or collaborating with your peers.

Theatre Room
Why go to the theatre when we’ve brought the theatre to you? 10 Bay’s Theatre Room is available for use by all residents. Residents can bring laptops, gaming consoles, or any device with HDMI hookups to bring their fun to the big screen. The Theatre Room is located on the second floor, above the service desk.
