Below, you can find information useful for living at McMaster University’s 10 Bay Graduate Residence, and the status of the building’s amenities. This includes hours of operation, contact information, and construction updates.

10 Bay Graduate Residence has adopted a phased occupancy model to where the building is undergoing construction; students occupy areas of the building in different phases.

Moving into 10 Bay

Below you can find answers to key questions about moving into McMaster University’s 10 Bay Residence.

Arriving by car

If you’re arriving by car, you’re instructed to park in the parking lot at your assigned time slot. From there, you’ll receive your keys, and be directed to move your car to an appropriate slot in order to best facilitate the move-in process.

Arriving by taxi or transit

If you’re arriving at 10 Bay Graduate Residence via transit, taxi or on foot, please proceed to the main lobby to check in at the main service desk. You will be further advised how best to handle your luggage and the move-in process by our staff and move-in team.

As part of your Move-In package, you will receive a letter from Jason Bianchi, 10 Bay’s General Manager, introducing himself and welcoming you to 10 Bay. Attached to this letter is a checklist of your unit’s spaces and appliances to fill out and return to 10 Bay’s service desk within 7 days; this will be used to address issues and arrange repairs/replacement if needed.

Living at 10 Bay

Below you can find answers to key questions that you may have regarding living, working and thriving in McMaster University’s 10 Bay Residence.

If you wish to have a guest visit for longer than consecutive three days (72 hours), please inform your Residence Life Area Coordinator at krbavacj@mcmaster.ca. McMaster University reserves the right to limit the number of guests permitted to stay with you and the duration of visits. The units/services are not designed to accommodate additional people on a regular or longer-term basis.

If a tenant is found to be in breach of these provisions, McMaster University reserves the right to take such action as it deems appropriate in the circumstances, including but not limited to, immediately terminating the residence contract, and evicting the tenant.

Residents are responsible for any guest’s behaviour and any financial consequences of a guest’s actions. Residents must ensure that guests abide by the policies, rules, regulations, and terms contained in the lease agreement.

Any person found in residence who is not a guest of a resident or who cannot give a satisfactory explanation for their presence must be reported immediately to the 10 Bay Service Desk, Residence Life Area Coordinator or to Security Services at 905-525-9140 ext. 24281 or 905-522-4135

Salespersons, canvassers, and agents are not allowed in residence, nor may a business be operated in residence. The Residence Life Area Coordinator or 10 Bay Service Desk should be notified of any such activity immediately.

Bedrooms can be locked individually. Bedroom doors can unlock automatically upon opening from the inside, or stay locked upon closing.

To lock your door:

On the inside of your bedroom door, press the button on the door handle inward. You will hear a “click,” and the button will remain recessed. When the door is closed, the door will be locked.

To unlock your door:

To unlock your door while it is locked, turn the handle from the inside. The button on the handle will release outward. The door will no longer lock when closed. When the button’s indicator is vertical ( | ), the door will unlock upon turning the handle on the inside.

To continue to lock your door:

To have your door lock every time you close it, push the button into the door (it will “click” and remain recessed), and then turn the button clockwise so that the indicator is horizontal (—). The door will no longer unlock when it is opened from the inside.

To disengage this, rotate the button counter-clockwise (so that the indicator is vertical), and then turn the door handle to release the lock.

On the inside of your unit, the there is a button labelled with a 🔒 or padlock icon.

  • Pressing that button once will flash the LED red. The door will be unable to be opened from the outside. The button cannot be pressed unless the door is closed.
  • Pressing the button again, or opening the door from the inside will flash the LED green. The door will no longer lock when closed.

Any modifications to the units are prohibited. This includes:

  • Removing any furniture from the unit. All furniture must be kept the unit
  • Anything mounted on walls, such as televisions, shelving, drywall anchors, etc
  • Anything that modifies electrical wiring or plumbing piping systems, including bidets or other appliances that may require installation, plumbing or electrician services

Residents may be charged for any modifications to their unit. Please feel free to ask the Service Desk if you have any questions.

Residents can pick up a key to their mailbox at the Service Desk on the ground floor.

Do not include your room’s letter (ie. 1001A); mail for separate rooms goes to the same box.

Residents at 10 Bay Graduate Residence will use their room key to access amenities in the building. During operating hours, press your card against a reader near the door in order to unlock the door.

Linens for beds are not provided at 10 Bay Graduate Residence.

Residents are responsible for the cleanliness of their own units; 10 Bay Graduate Residence does not provide a separate cleaning/housekeeping service.

This includes garbage removal; garbage, cardboard and recyclables to the garbage rooms on each floor. In each room, there are bins to separate the above items; if the bins are full, please call the Service Desk so they can arrange a removal.

  • The Student Wellness Centre (SWC) provides a range of counselling options, medical services and wellness education resources to support students in their academic success and positive experience at McMaster. Tenants are not eligible to claim the full amount of their rent paid on their tax forms. Tenants can claim the specified amount on the form eligible as “Student Residence”. Therefore, the amount that can be claimed for income tax purposes is $25 and not the full amount of residence fees paid. We do not issue a tax receipt for residence fees.

To view your rent paid, please follow the Mosaic path below. This will show you a break-down of all charges and payments.

  2. Click on Account Summary in the financial section 
  3. Click View Detail/Print 

In the event of emergencies

In the event of an emergency, the below questions provide direction as to who to contact, and how.

In the event of a fire or smoke, please pull a fire alarm.

Please proceed down the nearest stairwell.

For security concerns involving the building, please contact building security or the front Service Desk (289) 659-6751).

If you are in danger, or witness someone in danger, please call 911.

In the event of a lockout, please contact the front Service Desk (289) 659-6751).

If the lockout happens after hours, please contact Garda Security in the building lobby. They will verify your identity and help you get back into your room.

Amenity Status

Below, you can find hours of operation and updates to the status of each amenity at 10 Bay.

Fitness Centre

The Fitness Centre is now open, and available for use by residents. It is located on the Ground Floor, at the far end of the lobby. The yoga studio is also available on Floor 6.

Laundry Room

The laundry room is currently operational, and can be found on the second floor of 10 Bay.

  • Residents can use their phones to pay for laundry via the Coinamatic CP Mobile app.
  • Residents will be able to add value to their laundry cards via SmartLaundry.ca and a machine within the room. Currently this is unavailable, but will be operational soon.

Arcade Room

The Arcade Room is currently open, and available for residents of 10 Bay to use. The space features numerous arcade games for your enjoyment. The space can be found on the first floor, at the far end of the main lobby.

The Games Room is currently under construction, and will be located on Floor 20. A room for Table Tennis is currently open on Floor 8.

The Senator’s Lounge can be found on the ground floor of 10 Bay Graduate Residence, and is available for general usage or booking.

  • Creative spaces are available on Floor 5
  • Study rooms are available on Floors 7 and 9

10 Bay Work Space

Theatre Room

The Theatre Room at 10 Bay is available for resident use. Residents can bring laptops, game consoles or other devices with HDMI hookups to project onto the screen. It is located on the second floor, above the service desk.
